I’ve received a letter from you. What does it mean?
It means we’ve looked at your land or building and believe it has genuine potential to be developed — potential that could significantly increase its value. The letter is simply an invitation to have a conversation. There’s no obligation and nothing to pay; we’d just like the chance to explain what we see.
What does it cost me to work with you?
Nothing to explore the opportunity, and nothing to pursue planning. We fund the entire process — the planning consultants, architects, surveyors and application fees all come out of our pocket, not yours. We only benefit when value is created, on terms we agree with you in advance.
What happens if planning permission isn’t granted?
Your land reverts to you exactly as it was, and you owe us nothing. We carry the full financial risk. We’re able to do this because we’re selective — we only take a project on when we’re confident it will succeed. To date, every application we’ve pursued has been granted.
Do I have to sell my land to you?
Not necessarily. Depending on the agreement, you might sell once planning is secured, sell on the open market with us, or partner with us through a joint venture or profit share. We’ll recommend the structure that suits your goals — and the choice is always yours.
How long does the process take?
Securing planning permission typically takes between 12 and 18 months, depending on the site, the local authority and the scale of what’s proposed. We’ll give you a realistic timeline for your specific situation and keep you updated throughout.
Who actually are you?
We’re Raise My Land Value, a trading name of Northgate Enterprise Limited (registered in Scotland, company number SC858606). We’re a family-run firm led by Arshdeep Jindal and Dr Cosmika Goswami, supported by an in-house team of planning consultants, architects and surveyors. You can read more about us on our team page.
Do you only work in Scotland?
No — we work across the UK. Wherever your land is, we partner with planning consultants who know your local area and council policies, so your application is handled with proper local insight.
What kind of land or property are you interested in?
All sorts — vacant or underused land, brownfield sites, large gardens, redundant buildings, and tired properties that could be converted or redeveloped into homes. If you’re unsure whether your site qualifies, just ask. We’re happy to take a look.
Will I be kept informed during the process?
Absolutely. We pride ourselves on being open and approachable. You’ll have a direct line to us and we’ll keep you updated at every key stage — no jargon, no surprises.
